Here's a Simple Way to Show Homes on YouTube

Kenny Parcell's clients are rarely disappointed when it comes to how he markets listings online.

That's because Parcell and his team use YouTube to provide free and easy-to-access photo walk-throughs of the properties.

From start to finish, creating the videos and uploading them to YouTube - the wildly popular video-sharing Web site - takes just 10 minutes, Parcell (ABR) says. The best part: it's free for clients to view the videos and for Parcell's team to upload them.

"Anything you can do in this market to get exposure is a must," says the Lifetime Achievement Award winner.

"I have 85 active listings at a time and we try to do these on all the listings. It's really easy, and the sellers and buyers love it."

Not only is it free to post the videos on YouTube, but it's also an easy and user-friendly way for clients to view the listings, too. When Parcell shows examples to potential clients in his listing presentations, they're sold.

Since the MLS only allows a maximum of 12 photos, this option provides the buyer with every possible viewing angle of the home, Parcell says.

"It shows the seller that you're a proactive listing agent," the Chairman's Club member says. "It shows you're doing everything you can to get the right exposure for your clients."

Hiring an assistant for anywhere from $9.50 to $13 an hour to take the photos and make the videos also benefits his bottom line. He can concentrate on the tasks he does the best: listing and selling.

"You make a commission off something you didn't have to spend a lot of money on to advertise," Parcell says. "It makes good business sense, and it's easy to do."

Here's a step-by-step list of how the videos go from unedited images to starring spots on YouTube. You can also view Microsoft's step-by-step how-to manual for Movie Maker.

  • Take about two dozen still digital photos of the home.
  • Upload the photos for formatting into Windows Movie Maker (Associates can use any video creation software that meets their computer system requirements).
  • Create the videos by using a combination of photos that fade in and out and adding text slides to describe the property. You can add custom video effects, music, timers on how long each image displays and more.
  • Save the videos in Movie Maker as 'videos' (Remember: these started out as just digital photos) to your computer or the Web.
  • Then go to YouTube, upload them and voila.
  • Links to the YouTube videos can then be shared or e-mailed to anyone, anywhere.
